After a competitive bidding process, the $815 million deal will see the joint venture take ownership of two plots that are being used for residential development. According to the 2019 Master Plan URA, the land covers 263,794 sqm and has a plot ratio 2.8.
The land price is $ 1,488/square meter, when you consider the purchase price and the estimated development costs of around $284 million. The land price includes the estimated 7% balcony area (approximately $39.3million), and is $1,440 per square foot ppr.
The developers of the project claim that two luxury high-rises will be constructed on the site, each with over 800 units. The project’s strategic location in District 15 is expected to make it a popular choice in the market.
